We’ll call it CanadUS for now. But not for long. :)
140 acres of diverse and abundant landscape in the NEK region of Vermont with a connecting parcel in Canada.
A place for union, growth, celebration.
It was a dairy farm in a previous life, there is still an old farm house and a big old barn. The property needs some love, but it’s a great start. The land is beautiful and diverse. Several large flats throughout the land, some wooded areas, some wetlands, a few streams, a large river. There are no zoning restrictions, additional houses and structures can be built & brought. All can be connected to municipal water and sewer if desired.
It’s a great setup for a homestead. I want to help establish a small community. I want to connect with others who want to combine ideas and efforts to create something wonderful.
This project will involve all ages, kids and elders are welcome. Part time living or full time living.
I just got the property, so I’m just starting. I’m not a stranger to community projects, both the upsides and the pitfalls. I don’t have all the answers, I have some ideas and a lot of questions. Long term, I believe in the project owning the land, not single person ownership. I believe that can be achieved, regardless of financial wealth gaps amongst community members.
Initial resident invites will be for a 2 month trial period. Longer stays will be discussed after that. Shorter stays and visits are possible. The kitchen and bathroom in the old farm house can be shared. For living/sleeping you can:
Bring RV, van, mobile tiny house, etc
Bring tent
Utilize one of the several Spartan campers on property. All are dry and solid. They are in varying states of finish and livability. Ideally you are skilled and handy to help turn them into cozy little homes. Long term living possibilities.
In the future, construction of immobile homes will be possible.
Initial projects will include some of the following, ideally you can contribute meaningfully:
Design & build indoor/outdoor kitchen
Design & build outhouses
Design & build sauna
Create small food gardens
Larger landscaping and horticulture design
Basic construction, plumbing, electric repairs
Beekeeping
Fermenting & pickling
I’m not looking for free labor, visitors/residents will be paid for work. Some minimal weekly volunteer duties will be required, which will also involve non-residents.
There is a small commercial building in a nearby town (30 minute drive) that will be used in conjunction with the homestead project. It will host community projects and activities. It’s a beautiful building in great condition. Intended uses:
1st Floor
Cafe & market, featuring items from the homestead and other local growers & makers
2nd Floor
Co-working space and entrepreneurial incubation programs
3rd Floor
Old ballroom for ecstatic dance, yoga, music, movies, community gatherings, etc.
The homestead project will hopefully operate the cafe. Bonus points if you are business savvy and/or have experience working in cafes.
Ideally you have experience or interest in any of the following:
Community governance and
bylaw creation (especially Sociocracy)

Food gardening
Fruit tree planting
